What we inspect during each visit
Cooling and heating equipment need different seasonal care. Here’s what Tito’s team checks, cleans, and tests to keep each system running safely and efficiently.
A/C Maintenance
- ·Inspect and clean the condenser coils for optimal heat exchange
- ·Blow out AC drains to prevent clogs and water damage
- ·Remove leaves and debris from around the condenser unit to ensure proper airflow
- ·Check refrigerant levels and look for any leaks
- ·Test thermostat operation for accurate temperature control
- ·Inspect electrical connections and tighten if necessary
- ·Lubricate moving parts to reduce friction and wear
- ·Change customer-provided air filter to maintain indoor air quality
- ·Examine ductwork for signs of leaks or damage
- ·Verify system performance and efficiency through operational tests


Heat Maintenance
- ·Inspect and clean the flame sensor
- ·Change customer-provided air filter to maintain indoor air quality
- ·Examine and clean burners for proper ignition
- ·Inspect heat exchanger for cracks or damage
- ·Test and calibrate thermostat settings
- ·Lubricate moving parts to reduce friction
- ·Check electrical connections and wiring integrity
- ·Inspect pilot light or ignition system operation
- ·Verify proper gas pressure and flow, adjust if needed
- ·Check and test safety controls to keep operating cost low and prevent failures
